Answers of your questions

The owner ship details, does it have a clear title deed
Ans: There are 4 owners. 1 holding 75 acres, 1 holding 12 acres, 2 holding 40 acres, 1 holding 50 acres and 1 holding 23 acres. Yes, having clear titles. all are Gowdas. General property. NO Letigation or SCST case. FREE from all legal issues.

Type of soil, soil depth
Read soil

Water source availability, depth needed to get water
The land is canal and lake attached. Throughout water is there. Depth is 100-150 feet.

Village distance and workers availability, Electricity
Villages distance is 1.5 kms. NO labour problem. Electricity is there. No on land but nearby.

Forest distance, Wild animals
Don't know forest distance but no wild animals at all. Nearby all agricultural lands. People are doing cultivation.

What all crops can be grown?
I am not from agricultural background so no idea. As far as I know you can do long, short and middle term cultivations. Climate is good for crops. I have seen farmers cultivating crops also.

Road Axis and distance from main road?
30 feet Tar village road there. A 200 meters 20 feet MUD road connecting the land to this tar road.

Will you sell 17.5 Ac? your best price
You want 17.5 acres. Just add or minus 0.5 from 17.5 than it will be easier to sell and deal from beginning to last.

From Hiriyur town the distance is 20 kms exactly on east of NH-4 amd towards Bangalore you have to come again.

How far is this land from the Indian Institute of Science Campus comming up at Hiriyur? towards which direction is tehh Institute from the Land?

Don't know where this Institute will come but while going to this land one government school, collage and university complex is developing which is quite close. From NH-4, 20 kms right side, inside you have to go.

Purchase of land near Hiryur.

Dear Mr. James.
I am intrested to purchase 20 acres of land. If the land is found good twenty acres will be registered in two names- 10 acres each, as myself and my friend wish to buy.
