I am interested in buying a developed established plantation near Kodaikanal. My requirements are below. It should be
1. Developed plantation with cultivation of Pepper Trees or other commercial crops. The plantation should currently be yielding and under maintenance. I do not want coffee, cocoa, banana, butter fruit or orange plantations
2. The plantation should also be capable of producing vegetables besides Pepper
3. It should be a maximum of 12 Kms from Kodaikanal Lake
4. It should have proper tar road access
5. The property should not be a tribal property or a DC land
6. The property title deeds should be clean without any encroachments & litigations with all revenue records updated in the current owner’s name with the land / survey numbers also sub divided in the current owner’s name, with perfect sale documents & title deeds
7. The land should have atleast 1 EB connection, 1 open well and 1 Spring [Oothu]
8. My preference would be to have a land that does not have too much elevations & undulations
9. Should have a stream passing through the property
10. My requirement will be between 10 to 30 acres
