I am I Adalur hills nearby kodaikanal, searching for investment partner to lease or buy lands here. This place is similar to kodaikanal with all facilities like road, electricity and telecommunications. We can cultivate orange, coffee, beans, banana, jack fruit, black pepper etc., price starts from rs.500000 per acre.

There are several lands available here, I am looking for investors who could either buy or lease lands, and put timely investment likewages, maintaining fences,etc., I can maintain complete farming activities like labour maintenance, marketing, accounting, planting suitable crops time to time, if I get 20% of profit from farm or you can also maintain yourself.

land details

1. Rs.5.5 lakhs per acre
2 acres
Orange and coffee is there, 450 silver oaks and other trees available to plant black pepper.
We can also plant banana and seasonable crops like beans.
Have to put fence.
Minimum income per acre is 2 lakhs per year, and every 10 year's we can sell trees for rs.500000.

2. 35 lakhs per acre
1 acre, inside main village.
Black pepper and coffee is there, 200 silver oaks.
We can also plant banana and seasonable crops like beans.
Fence is there.
Minimum income per acre is 3 lakhs per year, and every 10 year's we can sell trees for rs.200000.


3. 13 lakhs per acre
2 acres
Orange, black pepper, coffee is there, 300 silver oaks and other trees available.
We can also plant banana and seasonable crops like beans.
Fence, 2 bedroom house, coffee bean separation machine.
Minimum income per acre is 4.5 lakhs per year, and every 10 year's we can sell trees for rs.300000.

4. 9 lakhs per acre
1.5 acres
Plain land
Suitable for banana, beans cultivation.
Minimum income will be 4 lakhs per acre per year.
Fenced land.

Also a quick question. Why does the yield / ROI is varying drastically from one land to another. (for eg: 2 lacs to 4.5 lacs)? Is that because of the quality of land?
