Dear All, We(around 20 people) planning to purchase farm land near Bangalore. We have identified the same and now would like to allot to everybody wrt their share and get it registered separately and directly. Now would like to have common areas like roads, common farm house, borewells to be shared among all the members. This we are planning to register under association name. Can somebody help/ give pointers on this how this needs to be done? What would be guidelines in forming this association... Please guide. Thanks,

To SuryaAgri,

All the members can form a Joint Liability group (JLG) or Farmers Produce Organisation with the help of Department of Agriculture or NABARD (FPOO)

I had enquired about this a few officials and here is their recco. a) First option is FPO b) The other option is decide on the %age of land you need for common areas (road, house, borewell, etc). This would be 2-3% of the overall land. Identify this piece of land and register this in everyone's name and indicate the %age of share in the sale deed. c) If you would like to design a layout, then register the entire area in all 20 names first. Once done, do your layout plan and assign individual plots. After this is done, go for partition deed. Hope this helps.

Thank you for the reply Sir.
We would like to continue the farming which is happening now and don't want to disturb.
All the members would like to utilize the common passage/common farm house (already exiting which is in shared portion by all) and this we plan to register under any association/group name.
So, do you prefer this common land registered by having all 20 members names in 1 sale deed? Please confirm.

We don't want to use this for any commercial purpose.
Also, we don't want to form any layout now or in future as such.

For JLG and FPO s individual land area of 1 or 2 acres . If the land area is for cultivation purpose then JLG group can be formed . If the land is for commercial purpose no such facility.
