I am a NRE I am planning to buy 100 acres of agricultural land in karnataka for Crops cultivation & dairy farming. Can i register the land in my name? Can i get the Khatta? please advise me the legal procedures for agricultural land registration in karnataka & drawbacks. Thanks expecting your expert suggestions.

You can register the land to your name in karnataka,it was not there during the JDs governament but not now, you can easily register and make khathe to your name.

NRI's can't buy agriculture land in Karnataka. option is first get the land coverted to commercial use and then you can register.
Other option is to get registered in your family or friends name who are eligible to buy.

Karnataka government rules says the buyer should be agriculturalist from 1972 and Non agriculture income should not be more than 2 laks per annum.

I have very good experience in this matter because i am still under going this problem. I found out different route in which i am spending lot of money to get katha on my name.

If any of you family members or friends are eligible then go ahead and buy on there name its faster.

The first option getting converted will take time 3 to 6 months and you need to spend lot of money for bribe and conversion charges etc.

it also depends on where you are buying the land. give me some details so that i can find out more details in that place.
 

Yes, NRI cannot buy the agri land in karnataka. Also person who are purchasing agri land should be farmer since 1972. Its better you buy land in your family members name or friend who have been doing the agriculture and holding the agriculture land previously.

By the way, where you are planning to buy the agri land? In which city?

Unfortunately many people who have just some exposure to the field reply to the queries in this forum so you can see contradictory opinions. It is very correct to clarify that NRI can not buy agri land in Karnataka. Whom to believe? Visit RBI website for details.

Next, if you want to work or start an agri based project it is possible to go ahead without owning large tracts of land in karnataka. As at the present prices, buying and cultivating on our own land and running any industry is not a viable proposition.It does not make business sense.None of our clients who are running big agri industry own land.
