Hi,
I have a land of approx 10 acres which is situated near malavali. The distance from Bangalore is around 100 kms. The land is on the way to talakad and the land is fenced. In front of the property khodays has a 300 acre of wine farm(started recently).
As it is very near to a village there is no scarcity of labor.

You could check it out in Google maps by giving the latitude : 12°13'19.94"N
and longitude : 77° 5'25.56"E

Reason for selling : I will be going onsite for the long term and will not be able to do justice as i'm a first time agriculturist(took it as a hobby) and nobody in my family is interested in it.

Price : 2.9 lac's per acre

Are you going to sale 10 acre together or you can sale a small portion of it.

I would like to take it a small farm for investment.

What is grown in the farm today? what is the water source? Who is taking care of the farm today, is there a manager types who is there ?

Hi

currently i'm not in India and will be back on next week.
The land is about 18 kms from the malavali town(there is a short cut to the land which cuts the kms by half, but still not explored it).
The soil type is red and previously ground nut was grown.
I have a person who stays in the village and has been a major help for me as
most of the things right from tilling to fencing the land was new to me.
He used to source the labor whenever needed.
As i'm a weekend farmer, i'm really not able to put the time and effort in doing something productive in the farm.
With respect to water source, i had dug two bore wells in which one did not yield any water, the other i got 2 inches of water. I have not put any pump as that would again would be a capital investment to me. I was not able to find any good geologist so had to use the local people there(which was a very big mistake by me). The name of the village is haladasanahalli. People around there say that there is a lot of water but finding the correct water diviner is a problem to me.
The land is east facing and faces the road.

With respect to the 4 lane you could check the below link

and with respect to the channel their is a proposal for setting up the channel from talakad .
There is a lot of land which can be acquired directly from the villagers if you have the time and the capital. I have sent you my number.
