Hello all, this property is a vineyard and (Winery). This is perfect suite for wine enthusiasts , medium or large scale mechanical farming. Farm located 100 km from BIA. We have 17 acres already planted with cabernet sauvignon and shiraz. Another 23 acres ready to plant. We are planning merlot and sauvignon blanc varietals for the remaining. We have weekly visit from wine consultant to check the crop.( Total land is 40 acres. Records are there for 37 acres. Another 3 to 4 acres are karab means govt land and no one can claim except existing occupant that's us. Eventually when govt opens the regulation of these lands , occupied owner can apply for land records. We are not asking any value for that extra govt land).There is plenty of adondened under ground water. Tar road goes along with the property. Access to the transportation is solid. Right now we have 7 borewells. But we are using only 3 to maintain the existing vineyard. Remaining borewells sitting idle. We have 2 bed room with kitchen farm house. We have necessary tractor and accessories. The price is only for the land. House and tractor value is separate. We are getting day laborers from 2 villages nearby. We have solid source of raw material. As of now we are outsourcing the grapes for local wineries. We have a plan to start our winery and tasting room near BIA. We have all the blue prints with 1.10 acre land. ( This property is not included in the price. We can sell this land with blue prints for winery separately.) property has clear title with no loans. New owner can apply for NHB loan for vineyard and claim 40% subsidy. We never claimed subsidy from NHB. Present federal govt came with attractive horticulture schemes for these kind of businesses. For winery, Karnataka wine board is giving 50lakh to 100 lakh subsidy depending on the volume.

The farm is already generating income. Buyer don't need to cultivate and wait for the income. The figures I have is conservative estimate. Once the fully planted vineyard and winery. 3 to 4 crore operating cost for winery. Indian wine industry growing 30 to 40 percent per year. As Indian middle and high end society growing so fast, wine industry has bright future. The whole project value will be around 40 to 50 crore or more. Like I mentioned we didn't want to sell this farm or winery site. I decided sell due to my family commitment. The buyer has to be wine enthusiast and dedicated to vineyard and winery to get the above figures. Our original plan was above all.
We are not desperate to sell. We are looking for serious buyers
