Can someone advice me to buy farm land near by Bangalore, would be able to reach within 3 hours time.

I like to know

1. Which side/locality good to buy land. Not for investment purpose but for forming.

2. What could be the rate for that locality.

3. How to proceed? should we contact the people who are positing it or some formal/informal contacts/ visist villages and enquire.

4. Where is the good water facilty like channels and not borewells.
