I am in search of a good agricultural land in Karnataka

This is what is my requirements :
> Near Main Road / Highway
> Not more than 6-7 hours drive from Bangalore
> Good Water Source
> Good Electricity
> Good Soil
> Clear Titles
> Budget is 1 to 2 L per acre
> Requirement is 15-20 Acres

I am civilengineer; we deal with agriculture lands on commission basis. Only genuine, serious and really interested persons should contact.
