Mushroom cultivation

I would like to cultivate mushroom on a very large scale ( about 10 bighas land) Please let me know which mushroom cultivation is more profitable (Milky or Oyster)??? How can I get the mushroom spawns and the buyers of ready mushroom??? What's the market selling price of it ??? and other techno economic parameters. Thanks
