Legal Documents to be checked

Dear friends,

I am planning to buy some agriculture in Tamil Nadu . I would like to know the list of documents to be checked from the seller before purchase.

How to know whether the documents are guinine. Please help and suggest me at the earliest...

Also I would like to know the cost involved in Completing the Buying transactions like Registeration...details etc.

The things that you have to check are,
1. Parent Document if available.
2.Original Document of the land that you intend to buy.
3.Encumbrance certificate for at least 13 to 25 years. The EC should be take afresh before you intend to buy the land.
4.Chitta for the land.
5.Patta passbook if available.
6. FMB sketch for the land.

Make sure that the title to the land is with the person you intend to make the purchase and no other blood relation or person has clam to the land.
with all the above documents it is always safer to get the documents checked by a good layer before you buy the land.

your stamp duty for the land is about 12% or 13% of the value of the amount that you intend to register. Inquire at the register office as to what the current duties are.
